Virtual staging for listing photos

Furniture and decor added to photos of empty rooms, so buyers can see the size and use of each space.

What staging does

An empty room gives a buyer nothing to measure against. Is the living room big enough for a sectional? Will a queen bed fit with space for side tables? Staging answers those questions by putting real-size furniture in the photo. It also tells the buyer what an odd room is for: a small space off the kitchen becomes a home office or a breakfast nook.

How we stage a room

  1. We read the room's size from the photo: door heights, windows, flooring and ceiling lines.
  2. We choose furniture that fits the space and the buyer you describe.
  3. We place it with shadows and reflections that match the light in the photo.
  4. We check that walkways, doors and windows stay clear, as they would in a real room.

Styles

Warm and simple

Neutral fabrics, wood and a few plants. Works for most homes and most buyers.

Modern

Clean lines, darker accents and fewer pieces. Suits new builds and condos.

Traditional

Classic shapes, patterned rugs and more decor. Suits older homes with character.

What we won't change

Staging adds movable things only. We don't repaint walls, replace floors, add fixtures or improve the view out of a window. Those are part of the house, and buyers should see them as they are.

Questions

Can you stage a room that still has some furniture?

Yes. We can remove what is there and stage from scratch, or work around pieces that stay with the house.

Can you stage outdoor spaces?

Yes. Patios and decks can get outdoor seating, a dining set or planters.
